Is this the record breaking COV unit?

News reported that an executive maisonette (EM) in Hougang has been sold with a record Cash-Over-Valuation (COV) of S$225,000.  The EM at Block 237, Hougang Street 21 was reportedly sold for S$900,000 including COV.

Just wondering if this is the unit that broke the record? 1,679 sqft (155.98 sqm)

  1. In comparison to the slightly larger 1700Sq ft + HUDC EMs in Hougang, Serangoon North and Potong Pasir transacting above $1.0m mark, this HDB EM is very expensive and makes the HUDCs undergoing privatisation that sell below valuations of $1.1m look very cheap!!
    The HUDC leases are converted to Strata titles and once privatised, each unit owns a percentange share of the land and common areas. The already privatised and strata-titled Tampines Court HUDC EMs are 1690 to 1770sf. Some transacted for even less than the HUDCs in Hougang would you believe it? A/c to the URA records, a 1690 sq ft EM sold for $1.145m in Jan 13 and a larger 1722 /160 Sqm (corner units are this size in TC) sold for only $1.04m in Oct 12. Despite the enbloc hype, some units sold for only $850-980K in 2011. Earlier last month, the third attempt to secure an en-bloc in Tampines Court was unsuccessful with less than 40% signing the CSA; the majority know that even with a reserve price of $1.56 to $1.6m, it is an undersell and cannot replace something as spacious as this in as ideal and accessible a location in the East. As some HUDCs will eventually go en-bloc with age, the supply of HDB EMs will be rarer.
